The land

A ranch the Bay Area has not discovered yet.

Clear Lake is the largest natural freshwater lake entirely within California. The ranch climbs its western ridges from about 1,460 to 2,000 feet, with the volcanic cone of Konocti across the water and almost no neighbors in view. A view like this cannot be built or bought anywhere else.

The ranch already has a main house, a three-bedroom guest house and a one-bedroom cottage on the pond. On the summit plateau, the plan places the clubhouse where the view opens widest. Around it come a small number of two-bedroom residences, trails and a lawn for gatherings, built in phases so the land stays mostly open.

Napa and Sonoma are about an hour south. Red Hills wineries are close by.

A view like this cannot be built or bought anywhere else.

Why Lake County

What Napa and Sonoma cannot offer.

43,785 acres

A real lake

Clear Lake is the largest natural freshwater lake entirely in California, with more than 100 miles of shoreline.

~3× less

A fraction of the price

Median home price in January 2026: $312k in Lake County, $799k in Sonoma, $1.0M in Napa.

2025

Luxury is arriving

The Guenoc Valley project led by Aman founder Adrian Zecha was approved unanimously in August 2025.

54 / sq mi

Space and quiet

One third the density of Napa County, which received 3.8 million visitors in 2025.

No. 1

The best bass lake in America

Bassmaster ranked Clear Lake the top bass lake in the country in 2025.

Top 25

Clean air

Among the 25 cleanest counties in the US for particle pollution, with an A grade for ozone (American Lung Association, 2025).

2,000 ft+

Mountain wine

Red Hills vineyards on volcanic soil, where Beckstoffer farms 1,618 acres and Cabernet costs a fraction of Napa fruit.

51%

Wild land next door

Half the county is public land, including the Mendocino National Forest and the Cache Creek Wilderness.

4,305 ft

A volcano on the horizon

Mount Konocti rises over the lake, and the county has protected its dark night skies by policy since 2018.

3 mi

Fly in

Lampson Field, three miles from Lakeport, has a 3,600 ft runway, and the ranch has room for a private helicopter pad.

The land, studied

Deer at breakfast. Stars after dinner.

Nature here is not a view from the terrace. It lives on the land: deer cross the meadows at dawn, foxes and wild turkeys move along the oak edges, woodpeckers and bluebirds work the trees, and after dark the sky is wide open. The ranch has also been studied by biologists, an archaeologist and well engineers. This is what they found.

35

Species in a single day

One field survey in June 2021 recorded 35 kinds of animals and birds: black-tailed deer, gray fox, coyote, wild turkey, California quail, acorn woodpeckers, western bluebirds and red-shouldered hawks.

100+

Native oaks and wildflowers

Blue, valley and interior live oak, California buckeye, western redbud, bay laurel, Douglas fir and ponderosa pine, with poppies and brodiaea in spring: more than 100 plants recorded on the land.

1,430–2,070 ft

Ridges and valleys

The land rises about 640 feet from the pond to the top plateau, in a series of ridges and valleys that drain toward Scotts Creek.

1 pond

Water on the land

A pond with largemouth bass, two seasonal creeks and some thirty winter streams, all within the property.

15 gpm

A tested well

The existing permitted well was pump-tested in 2022 and held a steady 15 gallons a minute through a six-hour test.

0

Critical habitat

Biologists found no designated critical habitat and no special-status species on the property, and no serpentine soils.

50 in

Rain each year

About 50 inches of rain falls between October and May. Summers are warm and dry, with highs averaging 86°F.

66–200M yrs

Ancient ground

The ranch stands on sandstone of the Franciscan Complex, laid down on the sea floor 66 to 200 million years ago.

13,000 yrs

Deep human history

This is the homeland of the Pomo people, and the Clear Lake basin holds some of the oldest evidence of people in California.

1868

A spring on the old maps

The first federal land survey, in 1868, marks a sulphur spring just north of the ranch, in what was once California's hot springs country.

Day and night

Evenings at the Reserve.

Our idea is a place that works for the eye by day and by night. In daylight it is the ridge, the oaks and the lake below. After sunset, professional light installations take over: lit oaks, lantern trails, light on the water and glowing pavilions, designed as part of the land rather than added to it.

Artist's concepts of what we are building: light, water, open-air dining and quiet places among the oaks. These images are for illustration only. They show the concept, and the final design and appearance may differ.View the gallery
Spa

A spa retreat on the ridge.

Lake County was California's hot springs country long before Napa was wine country, and the old spring resorts of Harbin and Wilbur are still close by. The plan brings that tradition back as a private spa: treatment rooms, a pool and saunas facing the lake, and quiet trails through the oaks.

Wellness travel has become one of the fastest-growing parts of travel. Here it is part of the club from the start, with yoga and wellness retreats midweek and private buyouts for small groups.

Design

Architecture with character and a heart.

Interiors use modern lines with natural materials and colors: oak and cedar, stone, linen, clay and bronze, warm light and wide glass that brings the view inside.

The founder is personally invested in the design and in love with architecture. Every house, path and light is chosen by hand, so the Reserve has its own character rather than the look of a standard resort.

Five

Parcels ready

each with main home and ADU rights

This is not a project on paper. The founders have already put about $2 million of their own money into the ranch, including the land, and a construction crew is working there today, renovating the main house and finishing the guest house and the pond cottage. The founders' own capital is at risk alongside everyone else's.

The team runs its own procurement, with established suppliers and a direct factory supply of windows, doors and finishes, imported in full compliance. That keeps build costs well below typical Bay Area figures without lowering the finish.

The permitting path has been mapped with Lake County. Each of the five parcels allows a main home, an accessory dwelling and outbuildings, so the first phase can begin under current zoning while the club plans go through review.
